You’ve decided that it’s time to sell your house, but where do you begin? The home selling process can seem intimidating when you’re unsure of the steps needed to have a successful sale. Let’s take a closer look at the main 6 steps to selling a house.
🧐 How to Find a Real Estate Agent
You want a real estate agent who communicates at the highest level, genuinely listens to your concerns, and answers your questions in a timely manner. You also want a real estate agent who is knowledgeable about the local area and has experience selling properties like yours. Strength when it comes to negotiation skills is important when it comes time to consider offers on your house.
We would love to work closely with you on the sale of your house. We’re dedicated to providing excellent client care and listening to your needs. We can help you determine the value of your property so that you set a compelling asking price. We’ll help create a marketing plan to make sure your property’s listing reaches as many potential home buyers as possible. We’ll be with you every step of the way and beyond closing day.
🏡 How to Stage Your Home for Sale
You get one chance to make a first impression, and that first impression takes place before a potential buyer sees the inside of your home. Curb appeal is important and should make the buyer excited about being invited inside to take a look. Begin with making sure your yard is well maintained and free of obstacles or debris. Add fresh bedding to flower beds, paint the door a bright color, and add a vibrant plant near the entrance. Consider power washing sidewalks and the outside of your home.
Kitchens get a great deal of attention when it comes to a house showing. You want yours to be impressive and stay in the mind of buyers for positive reasons. Maximize space by making sure your table is the proper size for the space. Organize cabinets and the pantry. Remove magnets and personal photos from appliances.
Remove oversized furniture pieces and move living room furniture away from walls to make the space look bigger. Pack all personal photos and collections. Keep things as neutral as possible when it comes to décor and paint colors. If you feel unsure of how to properly stage your home, ask us! We would love to help you make the most of your space by offering some helpful advice.
💲 How to Set the Price When Selling a House
You’ll want to get an idea of what your home is worth in today’s real estate market. Begin with an estimate from an online home valuation calculator. All you’ll need to do is input a bit of basic information to get an estimate. This estimate will give you a base starting point for figuring out the value of your property.
As your real estate agent, we’ll provide you with a comprehensive report that takes into account other homes sold in your area, current market trends, and any upgrades you’ve made to the home. We’ll sit down and go over your expectations when it comes to the return on your investment and help you come up with an asking price that makes sense for the area and your property.
📝 What Happens When You Receive an Offer
This is where having a real estate agent working on your behalf really comes in handy. We receive any offers submitted by a buyer’s agent and report that to you. You don’t have to deal directly with a buyer at this point. You can either accept the offer, decline the offer, or send back a counteroffer. If you choose to send a counteroffer, we’ll represent you at the negotiation table until an offer is accepted.
💰 What Happens When You Accept an Offer
Once an offer is accepted, you move on to the next step of selling a house. The buyer’s lender will set up an appraisal to make sure the price they are paying makes sense for the property. They will also set up any inspections that are needed. We’ll let you know if you need to be present for any of these. If all goes well with the appraisal and inspections, you’ll be on your way to closing day. If issues arise, we’ll head back to the negotiations table to review the contract and make adjustments that are needed. You’ll always have the final say on accepting any conditions made by the buyer.
📅 What to Expect at Closing of the House
When the inspections are complete, and the contract is signed, you’ll be ready for closing day. Closing day is when all paperwork is signed, and all fees are paid by you and the buyer. There’s a chance you won’t need to be present, but we will let you know based on the conditions of your sale. Unless there is a provision in the contract that delays the turnover of the keys, the buyer will take possession of the house on closing day.
